    Schedule A Lease Signing


    Let us know the most convenient day/time that you and your roommates can stop by our office to sign your lease. The lease-signing process will take between ten and twenty minutes.

    Be sure to bring these items to your lease signing:

    • Driver's License
    • Application Fee
    • Reservation Fee/Security Deposit

    Parental Guaranty


    Please ensure your parent or legal guardian fills out the guarantee form entirely. There are three options available to return your parental guaranty.

    Application Fee


    Be sure to bring the application fee to your lease-signing.

    This is a one time fee of $45.00 per resident payable by cash, check or money order. Make check or money order payable to CollegeTown Properties. The lease application fee is non-refundable.

    Reservation Fee


    Be sure to bring the reservation fee to your lease-signing.

    Reservation fees are non-refundable once your lease is signed. However, at move-in your reservation fee becomes your security deposit and becomes 100% refundable based on move-out terms and conditions.

    WHAT TYPE OF LEASE DOES Highlands OFFER?

    Highlands uses a standard, joint & several agreement which residents sign together as a group for their new home.

    ARE ANY UTILITIES INCLUDED IN MY RENT?

    Yes - Highlands provides high-speed cable & Internet as well as weekly trash pick up, grounds keeping, lawn maintenance and exterior pest control at no additional cost.

    WHAT UTILITIES WILL I NEED TO SET UP FOR MY NEW HOUSE AT Highlands?

    Residents will need to establish service in their name for electricity and water. There is no gas on the property and cable, Internet and trash are included with your rent and don’t require separate accounts.

    HOW DO MY ROOMMATES AND I GO ABOUT SIGNING OUR NEW LEASE?

    The first step is for each roommate to complete the lease application on Highlands website. Once that is completed, a member of our team will contact the group to schedule a time to stop by and sign your lease.

    WHAT IS REQUIRED TO SIGN A LEASE?

    Eash resident needs to bring the following to their lease signing: Security Deposit of $300, Application Fee of $45, Move In Fee of $120 and completed Parental Guaranty Form.

    WHERE CAN I GET THE PARENTAL GUARANTY FORM?

    The Parental Guaranty Form is on Highlands website and can be downloaded by a Parent or legal guardian, completed and either brought to your lease signing or faxed/mailed to Highlands office.

    WILL Highlands HAVE ALARM SYSTEMS?

    Yes - Homes at the Highlands come wired for alarm systems. Residents can choose their own local provider to contract with for monitoring.

    WHEN DOES MY LEASE START AND STOP?

    Leases at Highlands will start on August 6 and extend through July 27 of the following year.

    DO APPLIANCES COME WITH MY NEW HOME?

    Yes - each new home at Highlands comes standard with stainless style appliances including a refrigerator, dishwasher, microwave, stove and washer/dryer.

    HOW FAR IS Highlands FROM CAMPUS?

    The neighborhood will be located less than 1 mile to FSU campus and conveniently situated just off West Tennessee Street.

    WHAT SIZE COMMUNITY IS Highlands?

    Highlands consists of 17 cottage-style homes. The smaller neighborhood setting offers more privacy for residents and a traditional neighborhood feel.

    WHEN IS RENT DUE EACH MONTH?

    Rent is due on the 1st of the month and is considered late after 5PM on the 4th. Highlands offers each resident a grace period between the 1st and the 4th to pay their rent with no late fees if paid during that time period.

    While I’m a resident, am I allowed to have a pet?

    Yes - the community is pet friendly. The pet owner must register the pet and once approved by management pay a $300 non-refundable pet fee.

    Does furniture come with my house?

    Yes - The Highlands does offer a furnished option for an additional $40/bedroom each month.
